Here’s a behind-the-scenes look at what you can expect when you work with me to sell your home:

1. Strategic Pricing Backed by Local Knowledge

We’ll begin with an in-depth walkthrough of your property, followed by a tailored comparative market analysis (CMA). I don’t just pull generic radius search comps, I evaluate which homes are truly comparable based on style, condition, location, lot size, views, and updates. Understanding how your home fits into the local micro-market is key to pricing it competitively while maximizing value.

2. Property Walkthrough & High-ROI Improvement Plan

During our initial visit, I’ll assess the current state of the home and make clear, honest recommendations on how to elevate its presentation if needed. Sometimes it’s as simple as fresh mulch or updated lighting. Other times, it may include light cosmetic upgrades like refinishing floors, repainting, or modernizing a bathroom or kitchen. Every suggestion is based on return on investment, buyer psychology, and what we’re seeing move homes in the current market.

3. Coordination of Repairs, Updates & Prepping

You don’t have to figure it all out yourself. I’ll connect you with trusted vendors—painters, landscapers, stagers, cleaners, and contractors to help execute any agreed-upon improvements efficiently and professionally. My team will coordinate timelines to ensure we stay on track and avoid delays.

4. Staging, Cleaning & Final Details

Whether we bring in a full staging team or work with your existing furniture, I’ll help create a layout and aesthetic that’s clean, welcoming, and photography-ready. Buyers want to envision themselves in day to day life in the home, we show them whats possible.

5. Photography, Video & Storytelling

Once the home is photo-ready, we’ll schedule professional photography and videography, including drone footage if appropriate. These visuals aren’t just pretty, they’re strategic marketing tools that tell the story of your home, its lifestyle appeal, and the emotion behind living this slice of wine country.

6. Pre-Marketing & Quiet Exposure

While prep is underway, my team is already working behind the scenes. We’ll begin building out marketing materials, scheduling campaigns, and previewing your home to agents in my office and across the valley. I’ll also reach out to qualified buyers in my database, and share the listing with trusted luxury agent networks throughout California and beyond.

7. Launching to Market: Exposure with Intention

When your home goes live, we hit the ground running with email campaigns, social media posts, a property website, and syndication to top platforms. We’ll also schedule open houses, broker tours, and private showings to maximize visibility and create buzz early on.

8. Offer Management & Negotiation

Once offers begin coming in, I’ll walk you through the strengths and risks of each by price, timing, contingencies, financing and help you make the best decision for your goals. If we’re managing multiple offers, I’ll facilitate the process with professionalism and transparency, always keeping your interests first.
